Proposed development could be coming to Moncks Corner

MONCKS CORNER, S.C. (WCBD) – A proposed development will come before the Moncks Corner Town Planning Commission on Tuesday night. It’s one of several developments that could be coming before the town in the future.

DR Horton is requesting annexation and re-zoning for 16.29 acres of property in the Perry Hill community.

The developer wants to build 18 single-family detached homes and up to 48 townhomes.

Staff is recommending denial for the request and said they made that decision because there is additional density in an otherwise existing rural area, with little connectivity to other town amenities.

“They have one section that was already approved off 52. They’re trying to do another project over on the 17 side. Every project we will look at,” said Moncks Corner Mayor Tom Hamilton.

Mayor Hamilton says this isn’t the only potential development that is being discussed around the Moncks Corner area.

“The Weyerhauser tract and the Cane Bay tract — when I came into office that was a development that the town was looking to annex into, that’s more down Highway 6, Cooper Store Road, and Black Tom Road,”

Hamilton says with some 6,000 homes proposed there, he doesn’t think the infrastructure is in place to build that.

“You know, Black Tom Road needs to be four lanes probably, Cooper Store Road probably needs to be four lanes, and then you look at the school component of it. They’re stressing now to build schools to keep up,” he said.

Mayor Hamilton went on to say, “Our council has been very good about development. Anything that comes before us, we’re asking number one: does it fit? Number two: how does it affect the citizens of Moncks Corner? If it’s something that is going to be approved, then how can we make it the best possible product for us?”

Tuesday’s planning commission meeting takes place at 6 o’clock at Moncks Corner at Townhall.
